It will have to collapse at some point, it's not sustainable and the government isn't doing anyone any favours propping it up. It's just getting worse.

I lived two blocks from China Town in San Francisco for almost ten years and our Land Lord was Chinese. I saw the same thing, they don't take care of their properties, it's all about greed. Buy it up and leave it to rot. If I hadn't maintained the building it would have turned into a pile of moldy rubble. If you walk through China Town you can see trash blowing down the streets like tumbleweeds in some old Western. I would see them throw trash on the sidewalk right next to a garbage can. They export this terrible attitude wherever they go - if we're not careful the World will look like Blade Runner in fifty years. That said I had some great Chinese friends -their culture needs some reworking but so does ours.

I can't all the Chinese are doing this, but alot of them are actually doing this in the U.S too. They will buy many properties in good area with good school district when they don't actually live there or really needed. The property value will go up when there aren't alot properties available anymore for those people actually wanted to live there. The result of this action cause property values tripled in the matter of a year or two.

My husband also buys several houses here in Los Angeles as an investment. He rents out to tenants hoping for them to pay the rents so he can pay off the mortgages of those houses. But the tenants here in Los Angeles are delinquent all the time. I have a feeling that these American tenants aren't just poor because they smoke and drink yet don't have money to pay their rents, they are just outright dishonest and just want to keep on being delinquent. We have to keep on going to court to evict them which is time-consuming. It's wise to invest in properties although having houses in Los Angeles can be dangerous due to earthquakes, and the Chinese are pretty smart to invest in real estate, but the American tenants are just driving us crazy with their delinquency or sometimes dishonesty. My father has 2 apartments in Guangzhou that he rents out to tenants and having his relatives to upkeep them. It's a good idea to invest, but just don't buy a house or an apartment and immediately sell it for immediate return because that's how prices are driven up. It happens in Hong Kong (I don't know if it is still happening now). Buy properties but rent them instead of selling them for immediate profit which will drive up the prices, although I wish my American tenants can be a bit more honest and on time. They have money to buy cigarettes, marijuana and alcohol but don't have money for their rents. It's kind of frustrating here in Los Angeles.

What China needs is property management just in the U.S.. Residents pay monthly condominium fee and the property management hires people to do the cleaning of public areas. Without it, the condominiums in the U.S. would look just as rundown. Another thing is, China needs to have laudromats.

I come from a tiny peaceful town in China. And I should point out that, those phenomenon only exists in big cities where property indistry get competitive and intensive. For the same price, you can get a much bigger house in my town no matter it's renting or buying.
